    3. Schedule a joint adjuster-roofer meeting to ensure no damage is overlooked.

    4. Wait for insurance approval of scope of loss and initial (ACV) check issuance.

    5. Schedule your roof replacement with us.

    6. We submit a completion certificate so insurance releases your final check (RVC).

    ACV (Actual Cash Value): Your roof's depreciated value today based on its age and wear.  This is how the initial insurance check is calculated.
    RCV (Replacement Cost Value): The total real-world cost to build a brand-new roof today.  The last check you receive is really RCV less the ACV already paid, though some roofers and insurance folks refer to the last check as the RCV.

Roof Replacement vs. Repair & Diagnostics

    If the leak is isolated to a cracked pipe boot, flashing, or a few missing shingles, then yes. However, if your roof is over 15 years old or has widespread storm damage, patching won't hold and a full replacement is required.

It's generally a good idea to do a complete tear-off, though there are exceptions.  For example, mounting stone-coated steel over existing shingles is a common practice, because that product's heat resistance behaves differently.

    Roof decking (plywood/OSB underneath shingles) can rot from undetected moisture. We inspect 100% of the decking during tear-off and replace compromised sheets to ensure your new warranty remains valid.

    Protect yourself by verifying voluntary RCAT state certification and top-tier factory credentials (like GAF Master Elite or CertainTeed SELECT). Always demand proof of a local physical office, verified customer reviews, and full General Liability and Worker’s Compensation insurance. Length of time in business is also a good indicator of competency.

  • Poor installations can cause material defects.

     Shingle manufacturers like GAF and CertainTeed require balanced attic ventilation. Excessive attic heat bakes shingles from below, voiding the factory warranty unless installed by certified contractors who calculate proper airflow.

Environmental & Neighborhood Factors

  • The chemistry kills unwanted growth.

    Dark streaks on roofs are caused by airborne blue-green algae (Gloeocapsa magma). Shingles manufactured with copper or zinc granules (like GAF StainGuard or CertainTeed StreakFighter) slowly release metal ions when hit by rain, inhibiting algae and moss growth to keep your roof looking new for 10 to 25+ years.
