The Commercial Insider Secret: Avoid the "Subcontractor Markup"

What Most Roofing Companies Won't Tell You About Flat Roofs
Here is a reality of the roofing industry: very few roofing companies actually install TPO flat roofs themselves.
TPO requires specialized, expensive commercial equipment—like automated robotic hot-air welders and high-temperature detail guns—along with specialized manufacturer certifications. Most residential roofers don’t own this equipment and don't train for single-ply membranes.
When they get a flat roof project, they quietly subcontract the work to a third-party commercial crew and tack on a 20% to 40% markup just for acting as the middleman.

The Great American Roofing Advantage:
-
Direct In-House Expertise: We have been roofing Texas properties since 1982. We handle flat roofs directly.
-
Better Pricing: You don't pay an inflated broker premium.
-
Single-Source Accountability: No finger-pointing between a general roofer and an anonymous subcontractor. If you ever have a question or need service, you call us directly.

The Flat Roof Evolution: Why TPO Displaced Older Bitumen & Tar Systems
For decades, commercial flat roofs in Texas relied on Built-Up Roofing (BUR / tar-and-gravel) or Modified Bitumen (torch-down/mop-down asphalt). While those systems served their era, TPO (Thermoplastic Polyolefin) has revolutionized the industry and become the undisputed standard for modern low-slope roofs.
Here is why property owners and architects across the country made the switch:
Flameless, Fume-Free Installation (No Open Torches)
Older modified bitumen systems often require open flame torches or boiling asphalt kettles on-site, creating fire hazards, toxic fumes, and building disruptions. TPO uses flameless, computer-regulated hot-air welding that is clean, odor-free, and safe for occupied buildings.
Hot-Air Welded Seams (Physically Fused, Not Glued)
Traditional flat roof seams depend on glues, cold adhesives, or melted asphalt that bake and separate under standing water and UV rays. TPO seams are thermally fused into a single, continuous sheet that is 3 to 4 times stronger than glued or taped seams.
Cool Roof Energy vs. Black Asphalt Heat Traps
Black asphalt and rubber roofs absorb intense Texas solar radiation, heating roof decks up to 160°F+ and punishing rooftop HVAC units. Brilliant white TPO reflects up to 85% of solar heat, significantly lowering indoor temperatures and monthly utility bills.
Lightweight Strength & Structural Relief
Traditional multi-ply asphalt systems add thousands of pounds of dead weight to a building’s deck and joists. TPO provides superior puncture and hail resistance at a fraction of the weight.
Need Repairs on an Existing Flat Roof? We Service All Systems
Not every building needs an immediate, full roof replacement. Because Great American Roofing was founded in 1982, we were installing and maintaining flat roofs long before TPO even hit the market.
If your building has an existing flat roof with years of service life remaining, we provide precision leak repairs, flashing fixes, and preventative maintenance for all types:
Modified Bitumen
Patching split seams, blister repairs, flashing reseals, and reflective elastomeric coatings.
Built-Up Roof (BUR)
Finding hidden leaks, repairing membrane, and repour work around drains.
EPDM (Rubber)
Re-taping compromised seams, perimeter flashing repairs, and puncture patching.
TPO / PVC Repairs
Thermal welding patches and detail boot replacements on existing single-ply roofs.
Honest Assessments: If an affordable repair can safely extend your current roof’s life, we will tell you. If your legacy roof has reached the end of its reliable lifespan, we'll outline clear options to transition to an energy-saving TPO system.
Modern TPO vs. Legacy Systems: The Simple Decision
There Are Really Only Two Right Decisions for Your Flat Roof:
-
Repair your existing roof if it still has useful life left (and we'll give you an honest assessment).
-
Choose TPO if you need a replacement. Installing an older legacy system for a new roof simply does not make economic sense today. TPO pays for itself over time in utility savings alone.

On a 10,000 sq. ft. commercial building in North Texas, as an example, switching from a dark asphalt roof to a reflective white TPO membrane saves an estimated $2,000 to $3,500 annually in air conditioning costs and peak electrical demand fees. Over its 20 to 25+ year lifespan, a TPO roof can return $50,000 to $80,000+ in energy savings, effectively offsetting the cost of your replacement while reducing heat strain on your rooftop HVAC equipment.
Modern TPO Single-Ply (The Smart Replacement)
-
✅ Seam Strength: Seams are hot-air welded into a continuous, molecularly fused sheet that can't separate—even under ponding water.
-
✅ Energy Economics: Reflects 80% to 85%+ of solar heat away from the building, drastically lowering summer air conditioning bills.
-
✅ Installation Safety: Clean, odor-free, and flameless installation with zero open torches or asphalt fumes.
-
✅ Lightweight Durability: High puncture and hail resistance without adding thousands of pounds of dead load to your building structure.
-
✅ Expected Lifespan: 20 to 30+ years of dependable service.
Older Legacy Systems
-
⚠️ Seams Rely on Adhesives: Glues, tapes, and cold adhesives bake under Texas UV and break down over time, causing seam leaks.
-
❌ Heat Absorption: Dark asphalt and black rubber absorb intense heat (up to 160°F+), driving up indoor temps and punishing HVAC units.
-
⚠️ Installation Disruption: Often requires boiling asphalt kettles or open flame torches, creating fire risks and toxic fumes for building occupants.
-
⚠️ Heavy Multi-Ply Weight: Traditional tar and gravel systems add immense structural weight to your roof deck and joists.
-
⚠️ Uneconomical for New Installs: Higher ongoing maintenance costs with significantly shorter lifespans (12–18 years).

Why do so many roofing companies subcontract their flat roof jobs?
Installing TPO correctly requires specialized automated hot-air welders, generator rigs, and dedicated single-ply training that general shingle roofers simply do not invest in. Rather than turning the job away, many residential roofers sell the job, hire an outside commercial crew to do the physical work, and pocket a markup. Working directly with Great American Roofing eliminates that middleman cost and gives you direct accountability.

Why has TPO largely replaced Modified Bitumen and Tar-and-Gravel?
TPO eliminated the biggest drawbacks of older asphalt roofs: fire risk from open torches, foul odors during installation, heavy roof weight, and black surfaces that bake buildings in summer. TPO’s hot-air welded seams are far more watertight than bitumen seams, and its reflective white surface saves thousands in annual air-conditioning costs.

Can you repair my current flat roof if it isn't TPO?
This is the space to describe the service. Focus the description on how customers or clients can benefit from using this service: explain how it solves a problem, or makes life easier or more enjoyable.
Be sure to include all the relevant details users will want to know, like pricing, duration, and location. If they'll need to prepare or bring anything with them, let them know here. Give users an idea of what to expect from the service and tell them how to book it.

Can TPO be installed directly over an existing flat roof?
In many instances, yes. If local building codes allow (typically up to two total roof layers) and a moisture test confirms the existing roof is dry and structurally sound, we can install a high-density recovery board directly over the old roof and weld down the new TPO membrane. This saves you significant tear-off and disposal fees.

Which membrane thickness is best for Texas weather: 60-mil or 80-mil?
While 45-mil exists, we standardly recommend 60-mil for North Texas to handle hail exposure, severe thermal expansion, and foot traffic. For heavy industrial facilities or buildings with frequent rooftop HVAC servicing, 80-mil offers the thickest weathering layer and maximum puncture resistance.
